Property Information Forms: A Guide

Getting your no-obligation cash offer is easy

Selling a home involves more paperwork than most people expect, and one of the biggest parts of that is completing the property information forms. These forms give your buyer a clear picture of your home and any important details they need to know before the sale goes through.

In this guide, we’ll walk you through the key forms you might come across when selling your property, what each one is for, and why they matter.

If you find the idea of all this paperwork daunting, you’re not alone. Remember that with House Buyer Bureau, you can sell your house quickly and easily. We’ll buy your house for cash, can pay your legal fees and recommend you an expert solicitor from our panel. They’ll work for you – not us – and can guide you through the forms and process.

    What are property information forms?

These are documents used during the conveyancing process when selling your home. They are often referred to as the TA forms (transaction forms). They help the buyer understand important details about your property; things like boundaries, utilities, disputes, and any changes you’ve made over the years.

These forms are completed by the seller and sent to the buyer’s solicitor early in the process, shortly after the offer has been made and accepted. They’re there to make sure the buyer and their solicitor know exactly what is being sold, avoiding surprises later on.

There are several different forms, depending on the type of property and sale. Let’s take a closer look at the main ones.

    Property information forms

    TA6 – Property Information Form

The TA6 is the main form that most sellers need to complete. It covers general details about the property, such as boundaries, access, services, building work, planning permissions and any known disputes. It also includes information about utilities, insurance and environmental matters like flooding or energy performance.

Think of it as a full picture of your property’s history and condition; it’s the form that helps your buyer understand exactly what they’re getting.

    TA7 – Leasehold Information Form

If your home is leasehold (rather than freehold), you’ll also need to fill in the TA7 form. This provides extra details about the lease, such as the length of time remaining, ground rent, service charges and the responsibilities shared between you and the freeholder or managing agent. You will likely need your freeholder (or their representative) to provide at least some of this information, which will cost £100-£500.

The leasehold information form makes sure the buyer is totally aware of the ongoing costs and terms of owning the property.

TA10 – Fittings and Contents Form

The TA10 form is where you list what you’re taking with you and what you’re leaving, from kitchen appliances and curtain poles to garden furniture. This form helps avoid confusion about what’s included in the sale.

This form is a practical checklist that makes sure both you and the buyer are clear about what is included with the property, and what isn’t.

TA13 – Completion Information and Undertakings Form

The TA13 form is usually completed towards the end of the process. It confirms the final details that are needed to complete the sale, such as arrangements for handing over the keys, confirming that mortgage payments will be settled and making sure the property will be vacant on completion day.

It’s the final step in tying up the loose ends and making sure everything runs smoothly on the day of completion.

FAQs outlining the key paperwork you need to sell your house

What are TA forms and why are the important to the house selling process?

    +

Transaction forms (TA forms) are standard documents issued by the Law Society to ensure transparency in UK property sales. The provide a buyer and their solicitor with detailed information about the property that means they can make informed buying decisions and avoid disputes later. The main forms are:

    • TA6 form – Property Information form telling the buyer about your property
    • TA7 form – Leasehold information form giving details about the lease (where relevant)
    • TA10 form – Fittings and Contents form outlining which fixtures and fitting will be removed and which ones are being sold with the property
    • TA13 form – Completion and Undertakings form used for details needed to complete the sale, like key arrangements, confirming vacant possession, settling of mortgage payments.

    Are these forms mandatory?

    +

Completing the forms isn’t yet a legal requirement, but the vast majority of solicitors and buyers do expect them. Failure to complete the forms can:

    • Delay the sale
    • Reduce buyer confidence
    • Cause the sale to collapse
    • Limit the pool of potential buyers
    • Reduce the amount offered by a potential buyer

What do I need to know when completing TA forms?

    +

While the forms aren’t a legal requirement (yet), it’s best to:

    • Answer truthfully and from your own knowledge.
    • Complete the forms early to avoid delays
    • Don’t guess – if you don’t know an answer or are unsure, say “don’t know”
    • Attach supporting documents
    • Inform your solicitor if circumstances change after submission

Will my solicitor help me complete the TA forms?

    +

Yes. Your solicitor can guide you through the process and help you find the answers – but they can’t complete the form for you but can guide you through it. Many firms now offer the option of completing the forms online and uploading supporting documents.

Can you sell a house without completing the TA forms?

    +

Yes, it is possible to sell without completing some of the forms but it will seriously limit the pool of potential buyers. Without completing the TA forms, it’s very unlikely you can sell to a private person using a mortgage (as their lender will require the information).

You are probably going to be limited to selling at auction (when there is other paperwork to complete) or to a property buying company like House Buyer Bureau. You will get a lower offer to reflect the extra risk the buyer is taking due to the missing information.
