Kim was excellent at communicating with us throughout the process which was challenging given that I live in Australia and my sister lives in America. I was nervous about being able to trust a fast house buying organisation and had read about many dodgy companies but I was able to put my trust in Kim and relieved that HBB didn’t let me down. Unfortunately we didn’t get the result that we would have liked, we sold the property way below the value but sadly there were no other options available to us. There were no additional costs and the solicitor provided by HBB were pretty good, my only criticism is that the solicitor contact changed a few times, I received emails from various people at the solicitors and was unsure who to contact with my questions. I had to chase the solicitors frequently to find out where the process was up to. Overall I am happy with the result, relieved that we have sold and grateful to Kim and HBB for making a very difficult and emotional process easier.

Brilliant from start to end

Dorothy Barker was brilliant from start to end. I first contacted her in the spring explaining my personal situation and the need for speed. She was very honest about how HBB work out their offer. I didn’t go with the sale at the time. Then I contacted her again in the autumn and again was supportive and understanding. However, as the offer that time was lower than the first, I again declined. Even so, Dorothy kept in touch just to support me until we found a buyer via an estate agent. She then wished me luck and said we could still go back to them if the sale fell through.

My husband and I are both in our 80’s and felt the need to live near our family once more. We put our property on the local market, but after 6 months had only had one serious viewing – property in our area was taking 2-3 years to sell and we just don’t have that time to wait anymore. I have been so impressed with this company

I hadn’t moved home since 1990 and was very worried about using a company to sell my house to. I wanted to move quite quickly due to family trauma and saw an advert on T.V for this organisation. 1) My Dad was becoming increasingly frail at the time an opportunity arose to buy an assisted housing apartment in his preferred locality. The family needed to move quickly. HBB was recommended to me by an independent on line advisor specialising in home buying companies. I was advised to contact Dorothy for an initial quotation.

We were made an initial offer within a few hours and an acceptable final offer in less than a week. From thereon the sale process was faultless. I was kept informed at all stages by phone,post and e mail. We were not at any point put under pressure to complete under duress. There were no last minute changes to the agreed offer.

The identity checks were a bit long winded but understandable.
I do not hesitate to recommend HBB to anyone who needs to sell quickly with minimal hassle.Without the speedy and friendly efforts of Dorothy and her colleagues, I very much doubt that my Dad would now be in his safe and comfortable environment.

The property would have sold a lot sooner if it wasn’t for delays caused by the local authority in providing the requested sales pack, otherwise a very quick, efficient service and a transparent sales process provided by HBB. Kim from HBB was exceptionally professional, patient, and supportive through out the whole sales process. Providing regular updates, chasing up third parties, answering queries and was able to reassure my concerns by addressing them promptly. The solicitor I requested to be appointed to me was also very professional, independent and quick at processing the paperwork to ensure a rapid transaction considering my financial circumstances. The solicitor was also experienced enough to offer guidance and answer numerous questions I had. As a general note, I would recommend to anyone looking to sell their property quickly to also conduct their own independent valuations and surveys to ensure best offer is received which is consistent with current market value and to prevent possibility of potential under valuation. Take a short cut and eliminate those companies who prey on the vulnerable

My property had become ‘unsellable’ due to a solicitor losing a deed of variation and I looked at cash buyers as bank and building societies would not lend against an indemnity policy. I signed a contract with an online home buying company who basically told me everything I wanted to hear. It soon became apparent that something was very wrong. Paul and Mike from HBB went above and beyond the call of duty to help me. They recommended a solictor who was clearly genuine and we talked things through. Paul replied to my questions straight away, always staying calm and positive, recognising the stress I was under. Mike stepped in when Paul was away. He easily handled what was a very difficult situation for me with a professional and calm approach. 

Google ‘house buying companies’ – there are a lot of them out there – its a minefield. But if you want to be treated fairly by genuine people who know what they are doing, who understand the legals, who care about their clients then talk to HBB. Take a short cut and eliminate those companies who prey on the vulnerable. HBB won’t sign you into contracts until you exchange, the staff are real and the office is real. Make it easy for yourself.

Good and professional

HBB were good and professional, Kim was very easy to deal with ,helpful and made the process less scary . My own sale did not go through as quickly as first estimates due to some of the legal hoops we had to jump through ,and I think my own particular case being a joint poa sale was a learning curve for all of us . I do think some of the repeated security checks are unnecessary , as if the property is registered to you and satisfactory photo I’d of the same name is given and the money is going to accounts in the names of the registered owners , and in addItion you have been met at the property 3/4 times by different agents , representatives of HBB throughout the process. I felt the last hoops we had to jump through with phone calls etc before completion were unnecessary and annoying , especially when the circumstances of my sale and the limitations we faced had been explained at the start. Overall though a genuine company and everyone is polite and professional, although I wished I had used my own lawyer as I felt the ones provided were slow , didn’t updates me ,and not really acting on my side more on the side of the buyers and were part of the reason for so much hoop jumping as we neared completion. Whereas my own. Lawyer. Would have acted more for me and because they already know me and Have acted for me before would have trusted my integrity more , so if I were ever to deal with HBB again I would use my own lawyer, as I think it would help the process to be smoother.

Our house sale was handled very well from start to finish. The purchase price was lower than hoped but it was a fair price in exchange for a quick sale, and the valuation process was very transparent. 
It is all about managing expectations – due to a family bereavement we wanted to move quickly to be closer to family and House Buyer Bureau enabled us to do that. 
We approached a couple of different companies offering (or claiming to offer) a similar service and had awful experiences, including very low offers, “bully boy” type tactics and badgering to a point bordering on harassment.

Two years ago I inherited a flat which was over 400 miles from where I actually live and this was proving to be unworkable and impractical. Nothing less than top rate

Following a recommendation I approached the HBB for the sale of my house. Even after having read the positive customer feedback on the website I was initially sceptical. However, I can assure you that the service provided was nothing less than top rate. If you can accept the fact that the amount received for your house with any such company will be below market value (understandably so), I would definitely recommend the HBB as one of the only credible companies to use. 

Went fantastically well

I came to HBB to sell my empty property because I now live over 12 miles away and with 2 small kids its made life easier, maybe in a different time or place in life I would have sold it through an estate agent but not at the minute. The sale of the house went fantastically well and although I was terrified of being scammed I accepted the offer after reading some good reviews online. Even though I was very nervous even at the point of handing the keys over in the morning I was happy to see the money in my bank account the same afternoon.

We inherited a large sum of money that enabled us to buy a property outright so we didn’t need the proceeds of the sale of 37 Park Road to marry up buying our bungalow. We thought that using H.B.B would be an easy and uncomplicated way of going forward. We came to the House Buyer Bureau as we needed a quick sale. I have just sold my house to House Buyer Bureau and have no complaints what so ever – I came to your company as I had the house for around 20 years and the tenants left and hadn’t treated it very well which meant I couldn’t move back in. The property valuation decreased from original website quotation significantly, and that it is difficult to reconcile. However, the sale was achieved very quickly, and the professional, courteous service was admirable. Overall, a fairly painless transaction!

I’ve been happy with everything and you did everything you said you were going to do. I live alone and because of recent health problems I was finding it hard to look after a three bedroomed house as well as working full time, I applied for a one bedroomed flat for the over 55’s and was offered one straight away so I wanted to sell my house quickly and with as little worry as possible, the last time I sold a house the buyers pulled out the day we were supposed to be exchanging contracts. The HBB offered me a good price for my house, they arranged everything including the solicitor, I was allowed to set the date for completion so I had time to decorate and move into my new flat in a timescale to suit me. Rebecca Tait handled the sale of my house efficiently and I found her friendly and helpful as were all the people I spoke to at the HBB. Six weeks after they bought my house Rebecca called me to say they had sold my house for a higher price than it was valued and that I would get a percentage of the difference on top of what they had already given me. I am very happy with how they handled the sale of my house.

The House Buyer Bureau was not the first company I called, I had spoken to a few others and could have gone with any of them but it was purely down to the way Rebecca was on the phone on the first call which made me comfortable more so than any of the others. I feel the sale was handled very well, I didn’t feel any pressure at all at what can be a trying time. I have to say I am glad its all over as it is sad selling my property but it all went through very quickly which I needed. The are no negatives to report, Rebecca was excellent, very good at her job and explained everything fully. The solicitor House Buyer Bureau recommended me to use was also very good and explained everything without legal jargon and in layman’s terms which was helpful, he was easily contactable which also put my mind at ease.

The fact that there were no fees and the legal fees were paid for even though I used my own solicitor David took a load of my mind as moving don’t come cheap these days.
All of the staff listened to me and have been really helpful.
Rebecca was great and I would recommend her and the company to anyone looking to sell with no hassle.

This is the 2nd time i have used HBB and Rebecca was excellent in her handling of my queries and chasing up anything that i was concerned about as i needed to move my property on so that i could invest the money i was paying into this mortgage elsewhere.

The only down side of this is the new retention of £500 at completion to check the keys have been left and the property is in good order. Advising that the balance would be with me in 7 days was incorrect and has arrived today 2 weeks later.

To continue their professional record in my opinion this either needs to be speeded up to meet the 7 days or that period needs to be increased to 14 days so that you meet your own target.

From the moment I spoke to the first receptionist I was impressed by their overall professionalism and freindliness. I spoke to another company but didn’t feel so comfortable with them. We were very pleased with the way Dorothy handled the sale; she was prompt, courteous and kept us updated with proceedings. The only aspect that we found a little wearisome was the exhaustive identification process but, sadly, I suppose it’s a sign of the times we live in. Indeed, only yesterday it was reported that there were 32,000 cases of identity fraud in the first three months of this year alone.

As the eldest of four sons and executor of our mother’s will I was responsible for selling her house. They were all good, Dorothy was excellent chasing me all the tim to make sure I knew what was happening, they all fell over backwards to do it, awkward being over Christmas. It went surprising well. Solicitors also were good and when I wanted the information they gave it me.

The process was quite straightforward, like everyone I would welcome more money but that is simply a process issue.

Everyone was really helpful from the first phone call to completion. It made the sale so simple and although the purchase price was less than valuation it was worth it to have a stress free and quick sale

My first contact with HBB was with Dorothy Barker who guided me magnificently throughout the process. She must be one of the most patient people I have known. I must have been a pain at times worrying about every next step but was constantly reassured and guided by Dorothy throughout. HBB are very upfront in telling you how much you are likely to get after a visit from two local estate agents and possible adjustment after a valuation by a chartered surveyor.
Obviously you will not get full market value but this is made clear from the outset. I was pleased to be able to make a quick sale and not be responsible for the house as I move into a retirement bungalow. HBB are genuine cash buyers. Some that claim to be are not. I thoroughly recommend them.
