What Happens at a House Valuation, What to Expect?

The estate agent or surveyor will assess the value of your home based on its location, condition and various other factors, such as the current health of the market and the size of the property.

Prepare for a valuation as you would for a viewing. Clean, tidy and declutter to show your home at its best. The agent will take photographs for marketing purposes at a later date, but you want them to see the full potential of your property so that they can see its full value.

At the end of the valuation, the agent should tell you what they think your house is worth. They may give you a range — such as £220,000 to £225,000 — rather than a fixed amount. You then have the choice as to what to set the asking price at. The agent should share details of similar properties that have recently sold locally and those currently for sale, to provide some context for their valuation. Most agents will provide a recommended asking price and an estimate of how much you’re likely to achieve as a final sale price.

An accurate house valuation is crucial to a successful sale, and local agents will be much better placed to provide a valuation that reflects the current market, supply and demand and local trends.  Be aware that a property valuation is different from a mortgage lender’s valuation, which is less in-depth, and in some cases may even come in lower than your agreed offer. You can read more in our guide on what happens if a house valuation is less than the offer.

How Long Does a Property Valuation Take?

Most agents and surveyors will ask you to block about an hour for a house valuation, although it can take as little as 15 minutes. If you have a particularly large property or one that is not likely to be straightforward to value (perhaps you have extensive renovation works underway), it may be best to allow 90 minutes.

Questions to Ask During a Property Valuation

Allowing for extra time during your valuation will also let you ask questions about the sale. A house valuation is not only about getting an idea of the best asking price, it’s also an opportunity to get some professional tips on how to help your home sell and to choose an estate agent to represent you (unless you’re selling privately).

The following questions might help you decide how to proceed.

Going with the highest valuation is not always the best idea. Some estate agents will overestimate the value of a property as a way to gain your business. Furthermore, overpricing leads to underselling because properties sitting on the market for a long time are less appealing to buyers. Price reductions make people lose confidence in your home, wonder, “why isn’t it selling?” and think, “surely there’s a serious problem with the property?”.

    1 Location

Things like local amenities, transport links, the risk of flooding and access to green spaces will be taken into consideration. The valuer will also know which postcodes are the most popular, as well as those where properties are harder to sell.

    Person on laptop and mobile

    2 Plot size

A valuer should have some idea of how much land and property is worth per square foot in your location. Generally, the bigger the plot of land on which a property stands, the higher the asking price. However, many factors impact a property’s value, not just size. For example, a smaller property with character features in top condition may attract a higher sale price than a larger new build that’s been neglected.

    3 Property type

The types of property most in demand will vary over time and between regions. In some areas, period properties may be sought after, whereas, in others, modern homes are most in demand.

    4 Number of bedrooms

In most cases, a property with four bedrooms will be valued at a higher price than one in the same area with two bedrooms, even if the latter is bigger in terms of floor space and plot size. However, if the property has a lot of bedrooms, but the living space and outside area are limited, the asking price may be lower than for a similar property with a better balance of space. This is because a property with lots of bedrooms will probably attract families who also need space in other areas of the home.

    pile of paperwork

    5 Parking

Off-street parking is a highly prized property feature and it can add around 10% to the value of a home. A parking space or drive not only offers convenience but also helps to keep insurance costs down and reduces the risk of damage.

    Moving boxes

    6 Property condition

Any significant issues with a property that will take considerable time and money to rectify, such as damp or a damaged roof, can reduce the valuation. Many buyers will deduct the estimated cost of making these repairs or home improvements from their offer amount. The asking price should reflect the condition of the property and the cost of improving it.

7 Recent sales of similar properties

Information on recent sales of comparable properties in the area is one of the main resources a valuer will use to determine the right asking price for your home. Recently sold prices reflect the current market, buyer trends and the level of demand for different types of properties.

Who Can Conduct a Valuation of My Home?

    +

Property valuations can be completed by an estate agent or a qualified surveyor. It’s a good idea to get valuations from two or three independent professionals for an accurate idea of how much your home is worth.

How Long Is a Property Valuation Valid For?

    +

A property valuation is typically valid for six months. The housing market can change rapidly, so if you do not sell within six months of having your home valued, it’s a good idea to get it valued again to see if it has gone up (or down) in price.

You should also request a new set of valuations if you make any significant changes to the property. Even minor home improvements could push the price up a little.

How Much Does a House Valuation Cost?

    +

In most cases, getting a house valuation is completely free. Many estate agents in the UK offer property valuations at no cost as part of their service, particularly if you’re thinking about selling through their agency. Having said this, there are some situations where a fee might apply:

    RICS Surveyor Valuation

If you need a formal valuation for legal reasons (which might include probate, divorce settlements or shared ownership) you’ll need to hire a qualified RICS (Royal Institution of Chartered Surveyors) surveyor. The cost of this service depends on the size and complexity of the property as well as what level of home survey is needed, but it typically starts at around £250 and, for more complex cases, can cost upwards of £1,000.

    Mortgage Valuations

If you’re applying for a mortgage or remortgaging your property, the lender will often conduct their own valuation to confirm the property’s market value. While some lenders cover this cost, others may charge a fee, which can cost around £400.

    Private Valuations

If you want an independent opinion outside of estate agents or mortgage lenders, you can also hire a private valuer. Costs for this service are similar to RICS valuations and are typically paid upfront.

How Can I Get My House Valued?

Getting your house valued is a straightforward process and there are a number of options available:

    Contact a Local Estate Agent

Most estate agents offer free, no-obligation valuations; they’ll visit your home, assess its condition and give you an asking price based on local market trends and how much similar properties have recently sold for.

    Hire a RICS-Certified Surveyor

If you need a formal valuation for legal, financial or tax purposes, it’s best to hire a qualified surveyor. RICS surveyors provide accurate, impartial valuations that are recognised for mortgage applications, probate and divorce proceedings.

    Online Valuation Tools

Many estate agents and property companies offer free online valuation tools. These tools use algorithms based on market data to give you a rough estimate of your property’s value. While they are convenient and good for a ‘finger-in-the-air’ estimation, online valuations aren’t as accurate as an in-person assessment.

    House Buying Companies

If you’re looking to sell quickly, house buying companies like House Buyer Bureau can provide a free valuation and a cash offer within a matter of days. This option is ideal for those seeking a fast and hassle-free sale.
