Selling a House with Japanese knotweed

Getting your no-obligation cash offer is easy

Selling a house is rarely a straightforward process, but when Japanese knotweed shows up in your garden, it can feel like an already complicated process just got a whole lot worse. But, with the right approach, you can still move house quickly, even with this pesky plant in tow.

    What is Japanese knotweed?

Japanese knotweed is a robust, fast-growing invasive plant that was originally brought over from Asia as an ornamental plant. It forms dense thickets of bamboo-like canes with hearty roots (rhizomes) and is unfortunately notorious for spreading into walls, foundations and neighbouring land.

    How to identify Japanese knotweed

Spotting knotweed early is key, you just need to look out for:

Hollow, bamboo-like stems with purple speckles, growing up to 2–3 metres tall by late summer

Heart-shaped leaves arranged in a zig-zag pattern along the stem

Clusters of creamy white flowers that bloom from late August to early October

Why are properties with Japanese knotweed hard to sell?

For starters, the damage that Japanese knotweed can cause to houses is a genuine concern. Its rhizomes can exploit weak points in paving, drainage systems and even foundations, leading to fears about long-term structural issues. This reputation makes many lenders hesitant to approve mortgages on affected homes.

That means buyers either struggle to get financing or they lose interest altogether, especially when they realise that getting rid of the knotweed can be costly and time-consuming. Even if you do find a willing buyer, the presence of knotweed often knocks a fair whack off your asking price.

Then there are the legal complications. Under UK law, sellers must disclose any known knotweed issues during the conveyancing process. This can raise red flags and slow down or derail a sale entirely. If you don’t disclose it, that opens the door to future legal action if the buyer discovers the plant post-purchase.

Does Japanese knotweed affect house prices?

Yes, it does. Buyers and their mortgage lenders often see knotweed as a ticking time bomb. Even a small rhizome that’s been left behind can regrow, which can potentially cause structural damage. The uncertainty means:

    • Lenders may refuse mortgages
    • Buyers factor in the cost of removal, often offering less than market value, usually somewhere between up to 15%

This is all the more challenging under Japanese knotweed UK law, which requires full disclosure during conveyancing.

How do you get rid of Japanese knotweed?

As we mentioned above, even leaving one part of a rhizome can be enough to let the plant regrow and become a threat again. Because of this, it’s so important to be thorough in removing the offending plant.

The easiest way to get rid of Japanese knotweed is to hire a professional that specialises in removing invasive plants. As well as taking on the physical labour and time involved in getting rid of the knotweed, they’ll provide information that mortgage providers of potential buyers will want to see, and offer insurance-backed guarantees.

If you want to go it alone, there are a couple of options ways:

    1. Digging it up yourself is an option but we wouldn’t recommend it, as you need to ensure you remove all parts of the rhizomes (root system). It’s best to keep in larger sections, not small bits but you risk helping it spread more quickly if you interfere with it and you also can’t simply add it into your compost, green waste or household waste bins.
    2. You can also use specialist weedkiller to get rid of the Japanese knotweed, but this takes time and consistency. It will need to be applied over a number of growing seasons (typically 3 years).

Unfortunately, while home remedies can help control Japanese knotweed, they don’t usually provide complete eradication, so we would strongly recommend you contact a professional to get them to remove it and confirm that it’s totally gone.

Can I sell a house with Japanese knotweed?

Yes, you can sell your house even if it has Japanese knotweed, but there are certain legal obligations. You’ll have to:

If you’re not upfront about the Japanese knotweed situation, there could be ramifications down the line, including claims for misrepresentation or even legal action if the buyer suffers losses later.

How to sell a house with Japanese knotweed

When it comes to selling a house with Japanese knotweed, you have three main routes:

    Estate agent
Traditional agents can market your property, but be prepared for uncertainty and more time on the open market. You’ll need a knotweed report and treatment plan to reassure buyers and lenders.

    Auction
Auctions attract investors who may buy as-is, but there’s no guarantee you’ll hit your reserve price. It’s a gamble – you may get a fast sale, but there’s no guarantee and you may sell for far below the value you’d like.
